Estimating costs based solely on square meter rates provides a rough guide and is primarily used during the design stage. For instance:

A 36-square-meter master bedroom can be elegantly finished at approximately ₱25,000 per square meter.

The same 36-square-meter area divided into two bedrooms, two bathrooms, and a kitchen may cost ₱35,000 per square meter with only economical finishes.
This difference arises due to the increased complexity, such as partitions, doors, plumbing, and electrical systems.

WHAT IF COSTS EXCEED THE GUARANTEED AMOUNT?
If project costs exceed the adjusted Maximum Guaranteed Project Cost due to matters attributable to SmartBuild's estimating, planning, procurement recommendations, coordination, supervision, management, or administration, the excess shall be charged against SmartBuild's professional fee, subject to the terms of the written agreement.
This creates accountability and helps align SmartBuild's interests with the Owner's interests.
